Dear Lizzie we have read your article on “Harewood and Eastgate” development appeared on the business section on Thursday 17th of July 08.

Every fear and concern expressed by Mark Donaldson of the Carib Bean Coffee Lounge and Andrew Ignatiou of the Hellenic coffee shop; reflect our own.

We have moved to Eastgate in 2007, as the opportunity of acquiring a suitable space to develop our Hairdressing and Beauty Salon business, and future training Centre. We have spoken with the Council representatives and their Surveyors; the problem we face is the same of many others who cannot find a matching place for our relocation.

We have identified first floor premises on Great George Street, opposite the General Infirmary, by moving there we will loose ground floor exposure, passing trade, footfall is less, and therefore projections cannot be as optimistic.

We have been asked to provide costing to relocate; this is a big task as like for the Great George street location, there will be the need for engineering and architectural impute to create the space to move in to, this is very costly and takes long time, we have initiated this process and are incurring costs without knowing if the Development of our area is at risk of being halted as other projects in Leeds have.

In the meantime as per the Coffee shops owners said; because of offices closing there are less customers coming in. We have experienced a steep fall in passing trade, as many of the shops and offices on Eastgate remain empty, some bus routes also have been changed, decreasing the numbers of people coming to their usual bus stop on Eastgate.

THE WORST THING FOR US IS THAT WE DO NOT HAVE A DATE BY WHEN WE NEED TO BE OUT, NOR DO WE KNOW IF AND WHEN OUR INTERSTS WILL BE ACQUIRED.

If we started works now it would take 12 months to complete the fitting, and not knowing what the situation will be we couldn’t face a costly bill for the move.

BUSINESSES being forced to move out of their premises to make way for a city-centre shopping and housing development fear they may go bankrupt because of a lack of communication by council chiefs and developers.

Last month, and despite more than 20 objections from local businesses, Leeds City Council gained a compulsory purchase order (CPO) for land to be assembled for the huge Eastgate-Harewood Quarter scheme, which is expected to create 8,000 jobs.

The firms, including restaurants, cafés, and shops say that the CPO is being bulldozed through and they cannot plan for the future because there is no communication from the council and developers.

The only correspondence they say they have received was one letter when the CPO proposal was made and one letter last week to say it had been granted.

Mark Donaldson, owner of the Carib Bean Coffee Lounge, on Vicar Lane, said: "I don't mind big business coming to Leeds but when the deal was signed they should have made sure measures were put in place to safeguard our businesses. 

"The offices around us have already vacated their premises and we have no customers. I have seen a 60 per cent drop in sales since last October.

"It looks like I will go out of business before I am forced to move because I can't afford to stay here any more."

He added: "They should have made sure that everyone moved out at the same time to maintain a level of business in the area, but that's not happening.

"The biggest problem is that we don't know what is going on and all we hear is rumours."

Andrew Ignatiou, who has owned the Hellenic coffee shop, in Vicar Lane, for the last 36 years, said: "I received a letter last week but my landlord didn't get anything. I've got staff that I've had for 30 years and they don't know if they will have a job for Christmas."

He added: "I pay a lot of rates and I expect to be treated better. We would like to relocate but we haven't got a timescale. I have a lease that I can't get out of and I can't afford to pay for two premises if we relocate now."</description>

		<description>I see the credit crunch has stopped construction on the Lumiere project in Leeds and that was billed as the largest residential tower in western Europe. The developers, KW Linfoot and the city council have invested a considerable amount of time and money to promote and deliver this structure for Leeds and all we have left to show for it is a big hole in the ground!</description>

		<description>For me the solution is simple, small businesses that are affected by the development should be offered space in Eastgate, but the cost of the overheads should be set so that small businesses still operate at the same profit margin. Successful small businesses can help new developments such as Eastgate grow, for example, if the RMUK salon relocated to the Eastgate centre it would also bring its client base with them, providing other businesses in the centre with valued customers.

Its simple economics really, maybe too simple for the council and the developers to grasp!</description>
